⁠Verification of Land Records

Before purchasing a flat in any real estate project, thorough verification of land records and project approvals is essential to avoid future disputes and financial loss. As advocates, we assist prospective homebuyers by conducting comprehensive legal due diligence of the project land, including verification of title ownership, chain of documents, land use, encumbrances, mortgages, and pending litigations.

We examine statutory approvals such as sanctioned plans, commencement certificates, RERA registration, chain of documents and local authority permissions, ensuring that the project complies with applicable laws. We further check pending cases against the builder before RERA, construction status, builder background and reputation in market, whether banks are giving loans on a particular project etc. Our role also includes reviewing the builder–buyer agreement to identify unfair clauses, hidden liabilities, or risks related to possession, payment schedules, and exit options.
